School zoning, county line, and city limits do more to shape price and monthly cost than almost anything about the house itself. Two similar homes a mile apart can sit in different school systems and carry different tax bills.

Which Knoxville suburb is best for families?
Farragut and Hardin Valley in Knox County, Maryville and Alcoa in Blount County, and Oak Ridge in Anderson County all draw families primarily on schools. Which is right depends on your commute, your budget, and whether you want newer construction or established neighborhoods.
Where do you get the most house for the money near Knoxville?
Generally north and east - Halls, Powell, Corryton - and outward to Oak Ridge and parts of Loudon County. The trade is commute time, so run the numbers on what those extra minutes are worth to you.
How much does the school zone affect price in Knoxville?
Substantially. High school zoning is one of the largest single drivers of price variation across Knox County. It also affects how quickly a home resells, which matters if you may move again within five to seven years.
Should I buy inside or outside city limits?
Inside Knoxville city limits you pay both county and city property tax. Outside, county only. Several surrounding cities - Maryville, Alcoa, Lenoir City, Oak Ridge - have their own city school systems, so the boundary can affect schools as well as taxes.
