Living in Farragut
What It Is Like to Live in Farragut
Farragut is its own incorporated town inside Knox County, and it behaves like one. Development standards are stricter than the surrounding county, signage is controlled, and the result is a consistent, well-kept look that buyers pay a premium for.
The draw is overwhelmingly the schools. Farragut High, Farragut Middle, and the elementary schools that feed them are the most requested zone in the county, and families relocating from out of state often arrive with Farragut already on the list.
Housing is mostly subdivision built from the 1980s forward, with meaningful new construction still going up. You will find fewer renovation projects and fewer bargains here than anywhere else in Knox County - what you get instead is predictability.

Schools in Farragut
Farragut is zoned to Farragut High School, consistently among the highest-performing in Knox County, fed by Farragut Middle and the Farragut primary and intermediate schools. School zoning is the single largest driver of price in this market, and zone boundaries do not always follow the town limits - verify the zone for the specific address.
Commute and access
Downtown Knoxville is roughly 20 to 25 minutes east on I-40/75 outside of peak. Pellissippi Parkway puts Oak Ridge and the research corridor within about 25 minutes. Turkey Creek, the region's largest retail concentration, is immediately adjacent.

Straight answers
Farragut Real Estate: Frequently Asked Questions
Why are Farragut homes more expensive?
Three reasons stack: the school zone is the most requested in the county, the town enforces stricter development standards than the surrounding area, and the housing stock is newer on average. Buyers pay for predictability and resale confidence.
Is Farragut part of Knoxville?
No. Farragut is a separate incorporated town within Knox County with its own mayor and board of aldermen. Residents pay Knox County property tax but not Knoxville city property tax.
Is there new construction in Farragut?
Yes, though less than in Hardin Valley. Available land is limited, so newer building tends to be infill or smaller developments. Bring your own agent to the builder's sales office on the first visit.
What is the downside of buying in Farragut?
Price and competition. You will pay more per square foot than almost anywhere else in Knox County, inventory in the desirable zones moves quickly, and there is very little opportunity to buy below market and add value.
