What It Is Like to Live in Bearden

Bearden runs along Kingston Pike west of downtown and is one of the few parts of Knoxville where you can reasonably walk to dinner. The Bearden Village stretch has restaurants, coffee, and small retail clustered tightly enough to matter.

Housing is genuinely mixed. You will find 1920s and 1930s homes near the Pike, mid-century ranches on the streets behind it, newer infill where older properties were replaced, and condos and townhomes aimed at buyers who want the location without the yard.

It is a popular landing spot for buyers moving out of downtown who want more space, and for buyers coming in from farther west who want to be closer to the city. That two-directional demand keeps inventory tight.
