Living in West Hills
What It Is Like to Live in West Hills
West Hills was built out largely in the 1950s and 1960s, and it shows in the best way - wide streets, mature hardwoods, and lots that are noticeably larger than what newer subdivisions offer.
The housing is predominantly brick ranches and split-levels. Many have been updated; plenty have not. That spread is the opportunity here - buyers willing to do cosmetic work can still find value inside the I-40 loop.
The location is the other draw. West Hills sits between downtown and the West Knoxville retail corridor, which means short trips in both directions without living on top of either.

West Hills Real Estate: Frequently Asked Questions
Is West Hills a good place to buy a home in Knoxville?
It is one of the better value propositions inside the city - large lots, mature neighborhoods, and a central location, at a lower price per square foot than newer West Knoxville subdivisions.
Are West Hills homes old?
Most were built in the 1950s and 1960s. Many have been renovated. Expect to evaluate roof age, HVAC, original plumbing and electrical, and crawlspace condition on anything that has not been updated.
Why are the lots bigger in West Hills?
It was developed at a time when lot sizes were simply larger. That is difficult to replicate today and is a real part of the appeal for buyers who want yard space close to the city.
Is West Hills inside Knoxville city limits?
Most of it is, which means both county and city property tax. Verify the specific parcel, since the boundary is irregular in places.
